

Zero To One Million As An REO Agent
I received my real estate license in the fall of 2005 and went to work doing all the
traditional things that agents do to get business. I tried cold calling, newsletters, door
knocking, postcards, FSBO's, sphere of influence, seminars, coaching, CD's and
DVD's.
You name it and I tried it and I did learn a lot. I had some early success but in 2006
the real estate market started to change. The traditional ways of obtaining business
simply stopped working.
In 2006 I only closed one escrow and made $5,000. I was living on borrowed money
and borrowed time. Bankruptcy, foreclosure and financial ruin was imminent. I knew
that the housing market was changing quickly but I didn't know how to change my
tactics to meet the new market realities.
I saw the REO tsunamai coming but I didn't know the first thing about how to get into
this lucrative niche market. One day I was looking at new REO properties coming on
the market and I kept seeing the same handful of agents getting the lions share of the
listings. My first reaction was pure jeolousy. I quickly recognized that as unproductive.
My second thought was "Why don't I just become one of those REO agents!"
There was only one problem. I didn't know the first thing about the REO business.
I did the only thing I could think of. I went to Google and typed in "God how do I get
REO listings". I think it was more a plea of desperation than a real inquiry but it
started an incredible journey of self education by trial and error and mistake after
mistake that continues to this day. In about half an hour I realized that the secret to
getting REO listings seemed to be centered around this mysterious acronym; BPO. I
had no idea what they were referring to. I remember going to my broker who had
over 30 years of experience and telling him I thought the key to obtaining REO listings
was by doing something called a BPO. I asked if he knew what the hell a BPO was?
He didn't have the foggiest idea either.
I continued down the rabbit hole and after literally hundreds of hours of hard work I
